Abodu Construction in Burlingame, CA | Seaside Contractors

We provide independent Abodu construction, installation, and Abodu repair in San Mateo and Burlingame, including both 94010 and 94011. The thing that makes our Abodu work here different is simple: we plan every unit around Burlingame’s floor-area-ratio and lot-coverage limits, not just the factory footprint. If you’re pricing an Abodu unit or need service on an existing one, call (833) 589-8103 for a straight answer and a free estimate.

We’ve installed and serviced Abodu backyard units across the Peninsula since the product entered this market, so we know how the brand’s panelized modules, utility stubs, and finish packages actually behave when they land on a Burlingame infill lot, not just how they look in a factory brochure. We’re an independent contractor: we are not authorized by, affiliated with, or endorsed by Abodu, and we do not represent their warranty. What we do is build, place, and repair them well. For broader context on how we work with the product line, see our Abodu sales & service page.

Why Burlingame Residents Choose Us for Abodu Service

Burlingame’s housing stock runs from 1910s and 1930s Craftsman and Spanish-Revival bungalows east of El Camino to 1950s and 1960s ranch tracts and Mills Estate splits. None of those lots were designed with a factory ADU in mind. That’s where our approach matters. We do not treat an Abodu unit as a drop-and-go. We treat it as a structure that has to coexist with a 90-year-old foundation, a clay sewer line, and a planning department that wants to see the whole picture before it stamps anything.

Glen Sorrento, our owner, grew up in the Shell Cove neighborhood of Foster City and studied building construction technology at College of San Mateo, with experience on Abodu service in Highlands-Baywood Park as well. He has spent more than two decades working through nearly every project type the Peninsula throws at a contractor. When an Abodu module shows up with factory seams that assume inland dryness, he knows what Burlingame’s fog belt will do to them within a season. That’s the level of attention behind every placement we handle.

Common Abodu Construction Problems We Solve in Burlingame

  • Factory panel and roof-to-wall seams wicking moisture. The factory seams are built to a standard that does not anticipate Burlingame’s marine fog belt. On shaded north-facing walls, those joints are the first place we find soft sheathing and finish delamination. We reflash, add drainage planes, and repair the envelope before the framing rots.
  • Utility stubs and trenching that don’t match older 94010 lots. Abodu’s standard utility set assumes a clean lot with predictable soil. In Burlingame’s older neighborhoods, we regularly find shallow foundations, clay plumbing, and unpermitted prior garage conversions running right through the yard. That changes where the trench can go and what it costs.
  • Floor and threshold deflection on pads poured over fill. When a module lands on a pad poured over Burlingame fill or an old converted-garage slab, doors rack and cabinet seams open within a season. We catch this before the unit is set, usually by specifying engineered footings instead of a flat pad.
  • Gutter and roof-drainage tie-ins discharging against the existing house’s footing. Burlingame’s damp winters already create rot and drainage problems on shaded walls. A factory-spec drainage tie-in that pours roof water against the main house’s footing makes it worse. We reroute and reflash as standard practice.
  • Unpermitted prior additions complicating placement. Burlingame contractors routinely find converted garages and unpermitted additions in older bungalows. If the trench has to cross that unpermitted slab, the placement, the permit set, and the foundation all get more complicated before the ADU even arrives.

Abodu Service in Burlingame: What Local Conditions Mean for Your Equipment

Here’s the thing about Burlingame that a generic Abodu brochure will never tell you. The city’s floor-area-ratio and lot-coverage limits are tight enough that many Abodu placements have to be sited and permitted in combination with a second-story pop-up or garage conversion on the main house. The unit’s location and utility runs get decided by the main-house entitlement, not the ADU footprint alone. On a 1920s Spanish-Revival bungalow in Burlingame Park, our crew set an Abodu One into a backyard where a previous owner had converted the garage without permits. The utility trench had to cross that unpermitted slab, so we re-poured the unit pad on engineered footings instead of the flat pad the factory drawings assumed. We reflashed the module’s north-facing wall and roof seam with a drainage plane and new gutter tie-in after finding damp sheathing along the shaded elevation, then brought the garage conversion into the permit set so the whole parcel passed plan check in one review cycle. Most contractors would have set the unit on the flat pad, walked away, and left the homeowner to discover the damp sheathing two winters later. We plan for Burlingame’s conditions before the crane shows up.

Abodu Models & Products We Service in Burlingame

We work on the full Abodu product line: the Abodu One, the one-bedroom flagship unit at roughly 500 square feet; the Abodu Studio, a single-room unit; the Abodu Two, a two-bedroom configuration; and the prefabricated ADU packages with factory-installed kitchen and bath finishes. For structural connections and envelope components that carry the unit’s warranty and engineering, we use Abodu factory parts. For fixtures and hardware where aftermarket quality outlasts the stock spec, we’ll say so plainly and recommend the better option. Some replacement envelope components and flashing materials we keep on hand for fast Burlingame turnaround; larger factory panels we order as needed. We’ll tell a homeowner honestly when a module component is worth repairing versus when the seam or panel has to be replaced.
