Abodu Construction in San Francisco, CA | Seaside Contractors
We’re an independent contractor, our General Contractor in San Francisco, that builds and places Abodu units across the city, and we’re not authorized, sponsored, or endorsed by Abodu. What makes our Abodu work different here is simple: we plan around the city’s pre-1906 rowhouse lots, hillside grades, and DBI’s discretionary permit review before the unit ever lands. San Francisco backyards rarely match what the factory drawings assume, and that gap is where most Abodu projects stall. Call Glen Sorrento and our team at (833) 589-8103 for a free estimate.
Why San Francisco Residents Choose Us for Abodu Service
Glen Sorrento grew up in Foster City’s Shell Cove neighborhood and spent two-plus decades on Peninsula and San Francisco projects before these prefab ADU programs became a thing. He studied building construction technology at College of San Mateo, and when you watch enough Victorian and Edwardian structures get torn into, you learn where water wants to go and where a stock detail will fail. That’s the lens we bring to Abodu sales & service: we read the factory drawings the way a job-site foreman would, because that’s what we are.
We handle the full San Francisco scope: ADU construction, home addition, garage conversion. One contractor. Every trade. If a Abodu service in Noe Valley rear lot needs retaining work before the crane shows up, we don’t call someone else to figure it out. We spec it, permit it, and build it.

Common Abodu Construction Problems We Solve in San Francisco
- Stock foundation plans that ignore hillside grades. Abodu’s shallow-pier or slab packages assume a reasonably flat pad. On stepped lots in Bernal Heights or Potrero Hill, the rear yard can drop six or eight feet behind the house. We re-engineer footings, add stepped concrete, and pull the DBI soil reviews before any panel arrives.
- Crane and staging access that doesn’t exist on party-wall lots. Many San Francisco rowhouses share a property line. The 94103 – 94110 corridor is full of narrow stair streets and rear yards you can’t boom a full panel set into. That means smaller staged lifts, sometimes hand-setting through a side yard. We plan for that from day one.
- Fog-driven vapor problems at roof-wall junctions. The stock Abodu exterior flashing works in a dry climate. San Francisco’s July fog belt and winter rain against an old wood-frame neighbor create persistent moisture at the unit-to-house junction. We upgrade flashing, vapor barriers, and roof-wall detailing locally.
- Utility trenches that hit unpermitted in-law units or old garage foundations. Abodu’s assumed utility connection plan rarely accounts for what’s actually under a San Francisco backyard. We route sewer, water, and power around what’s there and reconcile it on the permit drawings.
- Pre-1906 facade review locking up the ADU permit. DBI won’t sign off on an Abodu behind a rent-controlled or historic rowhouse until the original structure’s facade and any unpermitted rear unit are documented and reconciled. We handle that paperwork before it stalls your schedule.
Abodu Service in San Francisco: What Local Conditions Mean for Your Equipment
Here’s what a generic Abodu page won’t tell you. San Francisco’s Department of Building Inspection layers a separate, discretionary ADU/planning review on top of standard building permits. That review is not a formality. If your Abodu in Mission District, Noe Valley, or Bernal Heights lot has a pre-1906 facade or an unpermitted in-law unit behind the house, DBI requires those to be reconciled on the drawings before the Abodu can be sited. Peninsula and East Bay cities don’t apply that scrutiny with the same weight. We saw it firsthand on a Bernal Heights job off Precita Park: an Abodu Two arrived with a stock shallow-pier foundation plan, but the rear yard sloped hard above a garage and the soil report pushed us to engineered stepped footings and a retaining wall. Then DBI made us document an unpermitted in-law unit on the plans. The crane couldn’t reach the shared party-wall side, so we staged smaller lifts through the side yard and tied the unit’s flashing into the old Edwardian’s vapor-prone wall junction. The unit went in on schedule, but only because the foundation and permit issues were resolved up front. That’s the San Francisco difference.
Abodu Models & Products We Service in San Francisco
We build and place the full Abodu lineup: the Abodu One (one-bedroom backyard unit), the Abodu Two (two-bedroom unit), the Abodu Studio and Jr. ADU configurations, and pre-fab Abodu units ordered with the manufacturer’s stock foundation and finish packages. For anything carrying the unit’s structural load path or warranty, we specify Abodu’s OEM structural connectors, panel hardware, and manufacturer finish components. Where San Francisco code and weather demand better than the stock item, we use quality aftermarket assemblies: roofing accessories, flashings, trim, mechanical fittings. We repair rather than replace whenever the panel, shell, or finish is serviceable. A full replacement only makes sense when the foundation or shell itself has failed.

FAQs – Abodu Construction in San Francisco
Often yes, but not with the factory’s stock crane plan. On party-wall lots with no side yard access, we stage smaller lifts through whatever opening exists, sometimes hand-setting panels. We’ll assess clearances against the Abodu panel dimensions before you order.
Yes. DBI’s discretionary ADU review requires any unpermitted in-law unit behind the house to be documented and reconciled on the drawings before an Abodu can be sited, especially if the front structure is pre-1906. We handle that reconciliation. Call (833) 589-8103 for a permit review.
Stepped footings or an engineered foundation matched to the site’s soil and slope, not the stock shallow-pier plan. On hillsides in Noe Valley, Bernal Heights, Visitacion Valley Abodu service, or Potrero Hill, we bring in soil reports and design footings that work with DBI’s seismic requirements.
Persistent marine fog keeps moisture against roof-wall junctions and the unit-to-house connection. We upgrade flashing and vapor detailing locally so the shell doesn’t wick water into the frame over time. The repairs are subtle but the difference shows up years later.
