Toto Construction in San Francisco, CA | Seaside Contractors
We’re an independent San Francisco construction firm that sets, resets, and retrofits Toto toilets and Washlets across our San Francisco service area, including ZIP codes 94139 through 94142. What makes our Toto work different here isn’t the fixture, it’s the floor under it. We know San Francisco’s pre-1906 wood-frame bathrooms well enough to spot a rotted rim joist before it becomes a structural problem, and we carry genuine Toto OEM parts for same-week turnaround. Call (833) 589-8103 for a free estimate.
Why San Francisco Residents Choose Us for Toto Service
Toto is what owners in this city actually buy. Walk through any remodeled Victorian in Toto in Mission District or a SOMA mid-rise, and you’ll find Drakes, Aquias, and Washlets doing the work. We’ve installed and repaired hundreds of them, and we’ve learned that the fixture is rarely the weak point. The weak point is what’s underneath it.
Glen Sorrento, our owner, grew up around construction in the Bay Area and studied building construction technology at College of San Mateo before spending two-plus decades working through nearly every project type the region produces. He’ll tell you the same thing he tells every client: Toto builds a good toilet, but San Francisco’s floors, venting, and water conditions decide whether it performs. We use OEM fill valves, flappers, and gaskets because the 1.28 GPF flush on a Drake or Aquia depends on exact refill geometry. Aftermarket kits change that ratio and degrade the flush. We don’t use them.
We’re an independent our Toto services provider, not manufacturer-affiliated or authorized. That means we answer to you, not a warranty department. It also means we’re free to tell you when a repair makes sense and when a cracked one-piece bowl or a dead Washlet board makes replacement the honest call.

Common Toto Construction Problems We Solve in San Francisco
- Wax ring and flange failure in pre-1906 wood-frame bathrooms. Decades of settling in San Francisco’s Victorians and Edwardians shift floors enough to break the seal. A leaking Toto supply or ring rots sill plates and rim joists before you ever notice water on the floor. By the time it’s visible, that ‘simple’ reset is often a subfloor reframing job.
- Mineral scale and sediment attacking fill and flush valves. Older San Francisco buildings with galvanized or mixed piping send sediment into Toto fill valves. The valve sticks, the tank overfills, and the refill never fully closes. We see it constantly in SOMA mid-rises and Mission rowhouses with original supply lines.
- Washlet electronics failing from persistent marine moisture. The July fog belt and winter damp in San Francisco corrode seat circuitry and GFCI-protected outlets that were never properly sealed. A Washlet that trips its outlet every morning is usually a moisture problem, not a seat problem.
- Non-standard rough-ins and low-flow flush problems. Original 10-inch or 14-inch rough-ins are common in pre-war San Francisco bathrooms. A low-flow Toto Drake on an undersized or partly clay-iron drain run will reveal a slope or venting problem that the old 1.6 gpf toilet masked.
- Flange height issues on hillside foundations. On the steep streets of Noe Valley, Bernal Heights, and Potrero Hill, floors step with the slope. A Toto set on a flange sitting too high or too low will rock, leak, or fail the wax ring within months.
Toto Service in San Francisco: What Local Conditions Mean for Your Equipment
San Francisco’s soft-story seismic retrofit mandates under the Department of Building Inspection frequently open bathroom and kitchen walls in pre-1906 multifamily rowhouses. That same work is the moment we find and correct a Toto toilet’s improper flange height, missing vent, or undersized drain. A standalone toilet swap would never legally trigger those corrections. But when the walls are already open for a retrofit, the code-required work exposes problems that have been hiding for decades. We’ve corrected flange heights on Potrero Hill jobs where the floor had settled almost an inch since the toilet was first set. In Bernal Heights, we found a rear-yard drain run pitched backward behind a wall that had been closed up since the 1920s. These are San Francisco problems, not Toto problems, but they decide whether your Toto performs. That’s why our Toto work here always starts with looking at what’s behind and beneath the fixture, not just the fixture itself.
Toto Models & Products We Service in San Francisco
We work on Toto’s core residential and multifamily lines. The Drake CST776 two-piece with 1.28 GPF is the most common toilet we install in San Francisco, and we stock OEM fill valves, flappers, and tank-to-bowl gaskets for it. The Aquia one-piece and dual-flush models are frequent choices for smaller Edwardian bathrooms where space is tight and clean lines matter. Washlet electronic bidet seats, including the S350e and C5 class, come through our schedule regularly, mostly for moisture-related electrical faults and seat hinge repairs. In commercial and multifamily buildings, we service EcoPower sensor-flush valves, where hard water and sediment from older supply lines do the most damage. We keep genuine Toto parts on hand for local San Francisco turnaround, not aftermarket substitutions that change flush performance.

AfterToto Service Pricing in San Francisco
Here’s what Toto-related work typically costs in San Francisco when done as part of a larger bathroom project. These ranges cover the full scope of a fixture replacement, not just swapping a toilet.
| Service | San Francisco Price Range |
|---|---|
| Bathroom Remodel | $10,620 – $33,040 |
| Tub-to-Shower Conversion | $4,130 – $11,800 |
| Walk-In Shower Installation | $5,310 – $14,160 |
| Bathroom Vanity Installation | $945 – $3,540 |
What drives cost in San Francisco is access, subfloor condition, and whether the walls are already open. A Toto replacement on a sound floor in a Mission District flat costs less than Toto service in Noe Valley or a Bernal Heights hillside job where the subfloor needs reframing and the vent stack runs behind a finished wall. Every free estimate includes a written line-item breakdown so you can see exactly where the money goes. Call (833) 589-8103 to schedule one.

FAQs – Toto Construction in San Francisco
Moisture is almost always the culprit. San Francisco’s fog belt and winter damp penetrate unsealed bathroom walls in Victorians, corroding seat circuitry and GFCI outlets. We test the outlet, inspect the seat’s internal seal, and usually find corrosion in the connection rather than the seat itself. Call (833) 589-8103 and we’ll diagnose it.
Yes, if the floor is sound. We pull the old toilet, inspect the flange and subfloor, and if the framing is solid, we reset the flange to finished-floor height and set the new Drake with a fresh wax ring the same day. If the rim joist is rotted, you’ll want to know before the new toilet goes in, and we’ll show you what we found.
It can, and usually for the better. When DBI-mandated retrofit work opens walls in pre-1906 rowhouses, we’re able to correct venting, drain slope, and flange height that a toilet swap alone would never touch. That’s the moment we bring the bathroom’s plumbing into compliance.
Most of the time, yes. But undersized or partly clay-iron drain runs with poor slope can struggle with the reduced flush volume. If the old 1.6 gpf toilet worked because of water volume, the Drake may reveal a hidden slope problem. We check drain pitch before recommending any low-flow fixture in older San Francisco buildings.
Sediment. Older SOMA mid-rises typically have galvanized or mixed supply piping, and sediment wears out Toto fill valves and flappers faster than in newer buildings. We install OEM replacements and, if needed, add filtration at the supply line. Call (833) 589-8103 and we’ll fix it properly.
Service Areas Near San Francisco
We serve San Francisco proper, including the pre-1906 Victorians of the Mission, the hillside rowhouses of Noe Valley and Bernal Heights, and the mid-rises of SOMA. Just outside the city, we also take Toto service calls in Watsonville, Pajaro, and Freedom, where the housing stock is a mix of older wood-frame homes and newer construction. Our Toto service in Chinatown handles the dense multifamily buildings there, and we cross the bridge for Toto service in Sausalito when hillside decks and steep access require it.
We’re a full-scope San Francisco general contractor, and that matters for Toto work because the fixture is only as good as the room around it. If your Toto service is part of a larger bathroom remodel, a tub-to-shower conversion, or a walk-in shower installation, we manage the whole thing under one roof. That’s the way it should work. One contractor. Every trade. From blueprint to final walkthrough.
